A few things to know

What kinds of housing help are there?

What kinds of housing help are there?

Housing help usually falls into three buckets. Knowing which one you need makes every phone call faster.

How to start, step by step

  1. Pick your bucket: keeping, finding, or getting back into a home.
  2. Dial 211 or visit wa211.org. Say your county and what you need, like "I'm behind on rent."
  3. Ask for rent help programs, housing counseling and legal help near you.
  4. Write down every name, number and date. Keep copies of your lease and every notice.
  5. If you got a Summons and Complaint, call 855.657.8387 right away. Don't wait.
  6. Follow up when they tell you to. Programs move faster when you call back.
SAY IT LIKE THIS

What to say when you call 211

"Hi. I live in [county]. I'm behind on rent by [amount] and I'm worried about losing my home."

"Are there rent help programs open right now?"

"Can you connect me with legal help for renters?"

"What papers should I have ready?"

I'm behind on rent. What should I do?

Take a breath. There are steps you can take today.
Take a breath. There are steps you can take today.

First, take a breath. Being behind is scary, but acting early gives you the most choices.

EXAMPLE

Say you got a notice to pay or vacate

Washington has rules about the notices a landlord gives before an eviction for unpaid rent. Check the details on the official page and decide what fits your situation. If you get a notice to pay or vacate, read it carefully, keep a copy and call for help right away.

A notice is not an eviction. If you get a Summons and Complaint, call the Eviction Defense Screening Line at 855.657.8387. They can tell you whether you may qualify for a lawyer.

This is an example to explain the law, not legal advice. It is not about a real person, and every situation is different. Source (As of October 21, 2026): https://app.leg.wa.gov/rcw/default.aspx?cite=59.18

BUNKLY TIP

Get it in writing

Any payment plan or promise from your landlord, ask for it in a text, email or letter. It protects you and them!

Can I get a lawyer in an eviction?

Many Washington renters with low incomes may be able to get a lawyer in an eviction case. The Eviction Defense Screening Line can tell you if you qualify.

What to have ready when you call about an eviction

Can my landlord evict me without a reason?

Washington has rules about when a landlord can end a tenancy and what notice they give. Check the details on the official page and decide what fits your situation.

How much can my rent go up?

Washington has rules about rent increases for many rentals, including how often rent can go up, how much, and how much notice you get. The Department of Commerce and the Attorney General explain them.

Check the details on the official page and decide what fits your situation.

How do security deposits work in Washington?

Washington has rules about security deposits, like move in checklists, normal wear and tear, and how deposits come back after you move out. Check the details on the official page and decide what fits your situation.

Source (As of October 21, 2026): https://app.leg.wa.gov/rcw/default.aspx?cite=59.18

Protect your deposit when you move out

What if my home needs repairs?

Washington has rules about keeping rental homes livable, like heat, water, electricity and plumbing, and about how repairs get requested and made. Check the details on the official page and decide what fits your situation.

Source (As of October 21, 2026): https://app.leg.wa.gov/rcw/default.aspx?cite=59.18

Put repair requests in writing and keep a copy. Before you hold back rent or make repairs yourself, talk with legal aid first.

BUNKLY TIP

Put repair requests in writing

Send repair requests by text, email or letter, and keep a copy with the date. Photos help too!

How do I find a place I can afford?

EXAMPLE

Say you're on a voucher waiting list in Spokane

Say you applied for a voucher months ago. You could call the Spokane Housing Authority to make sure your address and phone are current, so you don't miss a letter.

While you wait, you could dial 211 about rent and deposit help, look for affordable properties on the Housing Finance Commission site, or call a HUD counselor at 800.569.4287.

This is an example to show how it can go. It is not about a real person, and every situation is different.

I already lost my home. How do I get back in?

Every day is a chance for a new start.
Every day is a chance for a new start.

Getting back into a home is a process, not a single phone call. Keep going. Every call gets you a little closer.

From the Bunklow team

How do I get help with heating and utility bills?

What if I'm treated unfairly?

Washington has fair housing rules about being treated differently because of things like race, religion, disability, sex, having children, or immigration status. Source (As of October 21, 2026): https://www.hum.wa.gov/

Keep a housing folder

What are dispute resolution centers?

Washington has dispute resolution centers (DRCs) in most counties. They help landlords and tenants talk through problems like late rent or repairs with a neutral person, often before anything goes to court.

SAY IT LIKE THIS

What to say to a dispute resolution center

"Hi. I rent in [county]. I got a notice from my landlord and I'd like help talking with them about a payment plan."

"Can you help both of us meet, by phone or video?"

"What do I need to bring?"

I live in a manufactured or mobile home park. What's different?

Manufactured and mobile home communities have their own set of rules. Source (As of October 21, 2026): https://app.leg.wa.gov/rcw/default.aspx?cite=59.20

Bunkly, the Bunklow mascot
BUNKLY TIP

Keep a log

A simple notebook with dates, names and what was said can make a big difference if you ever need help from legal aid or a court.

Questions people ask a lot

Can my landlord lock me out or shut off my utilities?

Washington has rules about lockouts and shutoffs. Call legal help right away if it happens.

How long is the wait for Section 8?

It depends on the housing authority, and many have long waits. Ask them directly and keep your contact information updated.

Is rent help available right now?

Programs open and close. Dial 211 and ask what is open in your county today.

Do I need a lawyer to go to court?

You don't have to have one, but many renters with low incomes may be able to get one. Call 855.657.8387.

How fast should I get my deposit back?

Washington has rules about this. Check the official state page for the details.

How much notice do I get for a rent increase?

Washington has rules about this. Check the official state and Attorney General pages for the details.
