Deck and Patio Care
A friendly, practical guide to keeping decks, patios and balconies safe, clean and enjoyable in every season.
Where to start
- Railing loose or a board soft?
Stop using that spot. See if something feels unsafe.
- Getting ready to grill?
See grill safety first.
- Want a simple seasonal routine?
Work through the deck and patio checklist.
The short version
Decks, patios and balconies are easy to enjoy and easy to care for with a few simple habits.
Keep grills well away from the home, railings and overhangs, and only where the lease and local rules allow.
Railings should never wobble, and boards and stairs should feel solid. Share anything loose, soft or cracked right away.
Sweep debris, clear snow gently, use surface-safe ice melt, and ask before adding anything heavy like a hot tub.
Rules about grills and outdoor spaces differ by lease and location. If you ever have questions, we would love to help.
Four simple rules
- 1Grills stay well away
Keep grills well away from walls, railings, overhangs and branches, and only where the lease and local rules allow.
- 2Railings must be solid
A railing should never wobble or flex. If one feels loose, please stop leaning on it and share it right away.
- 3Keep it clean and clear
Sweep leaves and debris, clear snow gently, and keep walkways and stairs free of clutter.
- 4Mind the weight
Large crowds, hot tubs, big planters and heavy furniture all add up. Please ask before adding anything heavy.
Deck and patio checklist
From the guide’s own checklist. Tick each one as you go. Your ticks stay on this device. These are examples; your home may need others.
All done. Enjoy every season outside with peace of mind.
Grill safety
- Before the first cookout, check the gas hoses for cracks and leaks with a little soapy water. Bubbles mean a leak, so turn off the gas and don’t use the grill until it’s fixed.
- Stay with a lit grill, and keep children and pets a safe distance away. Let it cool completely before covering or moving it.
- Never use water on a grease fire. Closing the lid and turning off the gas is usually the safest first step.
- Please don’t use a grill under an overhang, on a covered porch or anywhere the lease or local rules don’t allow.
If something feels unsafe
- If a railing, board or stair feels loose, soft or unsafe, stop using that area right away.
- If a grill fire won’t go out quickly, or there is any fire near the home, get everyone away and call 911.
- Keep children and pets off the deck, patio or balcony until it has been looked at.
- Take a few clear photos of the problem from a safe spot.
- Let whoever handles repairs know in writing as soon as you can, with your photos.
- Follow up kindly if you haven’t heard back.
You did exactly the right thing by sharing it.
Warning signs to watch for
- Wobbly or loose railings, soft or spongy boards, cracks, rust on fasteners, and boards that bounce or sag.
- Where a deck or balcony meets the home, and the stairs. Those spots carry the most weight and see the most weather.
These are common signs. Your deck may show others.
