What the Justice of the Peace Court says
- Right to Representation: income eligible tenants may get a lawyer at no cost. Call 211 to find out.
- Eviction diversion: you can start any time after the landlord files. Once you are formally served, you have 15 days to begin. You can negotiate with the landlord online and ask for a mediator.
- Appeal: a written appeal must be made within 5 days after the judgment.
- Right of redemption (starting September 1, 2026): if the eviction is only for unpaid rent and you pay everything owed before the eviction, you may be able to stay.
