Tips

Screening

Everyone 18+ Applies. Here's Why

Screen every occupant who is 18 or older, not just the person with the biggest paycheck. Apply the same written criteria to each of them, and use the same process for roommates added mid-lease. Spell out in the lease how long a guest can stay before they need to apply, so nobody is surprised later.

Why this helps

When only the top earner gets screened, the other adults stay a mystery, and that can strain the lease later. The same written rules for everyone keep things fair and easy to explain.

Do this

  1. Screen every occupant who is 18 or older. That way you know everyone who will be living in the home.
  2. Apply the same written criteria to each of them. Having it on paper keeps you steady and fair.
  3. Use the same process for roommates added during the lease. A new name in the middle of a lease deserves the same steps as the first names.
  4. Spell out in the lease how long a guest can stay before they need to apply. Then nobody is surprised later.

Next step

Open your lease and find the spot for the guest rule. A clear line today saves an awkward talk down the road, and we're happy to help if you want a second set of eyes on the wording!
