Not legal advice. These terms describe how this venue works. A lawyer where you live should review anything that binds you.

1. Effective date: October 11, 2026.
2. What we collect. Account: the name and email your sign-in sends us. Listings: the words, photos, city, price, and choices you type on a post. Messages: the text and files you send, plus the name and contact you type.
3. TenantFit: what you type stays on your phone. If you tap Share, we keep only the parts you ticked (your name, phone and email, and any of your references, past address and landlord contact, pet details, area and dates) for 7 days, then we delete them. Owners with a Bunklow account see you only as an anonymous label with the parts you ticked. Your name, phone and email go to an owner only after you say yes to that owner. If you tap Stop sharing, we delete everything right away. Rental Resume: name, phone, email, city, past addresses with dates and landlord name and phone, employer, start date, income, reference name and phone, pets, how many adults, move date, and a short note. Walk: photos and signatures you record on that walk. Rental Resume creation and sharing are paused while we finish a security review.
4. Walk. Walk can collect your phone's location (only after you agree), photos, voice notes, typed notes, names, and signatures. All of it stays on your phone until you choose to export or share the walk. Bunklow keeps no copy of your walk.
5. TenantFit never asks for or keeps ID images, account numbers, pay stubs or proof of a job. Bunklow does not offer background reports.
6. Who receives data. Vercel hosts the site. The database host stores account and listing rows. Google Analytics, Cloudflare, and Microsoft Clarity count visits only after you click Accept, and not when Global Privacy Control or Do Not Track is on. Map tiles come from the map provider when the map draws. ElevenLabs receives a voice recording only if a staff member uses the voice tool. DigiCert receives a time-stamp request for a Walk signature. Partner sites receive only what you send when you open their link.
7. Speech-to-text uses your browser's built-in service. Some browsers, like Chrome, send the audio to their maker (for example Google) to turn it into text. Bunklow never receives the audio.
8. Retention. A profile is kept until you delete it, and then deleted within 30 days. Logs are kept 90 days.
9. To see, correct, delete, or download your data, email info@bunklow.com. We answer within 45 days.
10. How we tell you about changes. The date at the top of this page changes when this policy changes. A banner on the site is used for a big change.
11. How we protect your data. The app is how you reach the database. Staff tools are not on the public board. We do not sell personal information.
12. Minimize what you type. A display name, city, and a short about-you is enough for a roommate post. Do not put last names, phones, emails, or street addresses in public fields.
13. The microphone is optional. Speech-to-text uses your browser's built-in service. Some browsers, like Chrome, send the audio to their maker (for example Google) to turn it into text. Bunklow never receives the audio. We do not record, store, sell, or train on the audio. We do not collect a voiceprint (including under laws such as Illinois BIPA).
14. The text that appears in the search box or form is what we use to hunt or post, the same as if you typed it.
15. The map shows listing pins from city and neighborhood you or a partner typed. Your device may send a general location to the map-tile provider so streets can draw. We do not sell that.
16. Saved rooms, hunts, and the safety-bar dismiss stay on your device (local storage). We do not run ad pixels or sell the list. Map tiles may set their own cookies to draw streets.
17. Bunklow does not sell personal information.
18. Partner click-outs send you to another site with its own privacy terms. Bunklow does not control those sites. We may earn an affiliate fee if you continue there. Your listing on Bunklow is not sold to them.
19. Messages include the name and contact you type. They go to the other person. Treat them as messages, not as proof of who they are.
20. Bunklow does not sell or share personal information for cross-context advertising. Data is minimized: public posts you chose to publish, and optional notify-email stored only to help you see replies. California CCPA/CPRA, Colorado CPA, Connecticut CTDPA, Utah UCPA, Virginia VCDPA, and similar state laws: write us to know what we hold on a post you made, to delete it, or to opt out. We honor Global Privacy Control (GPC) as an opt-out of sale/share, we do not sell.
21. COPPA: this venue is for adults. You must be 18 to post or to use Roommates. We do not knowingly collect from children.
22. Report a post to ask that it be queued or taken down. Removal is not immediate and is not a guarantee.
23. Bunklow is an advertising board: disclaimers up front, no fake badges, no inspection claims. It is not a substitute for advice from a lawyer licensed where you live.
24. Analytics. Google Analytics, Cloudflare Web Analytics, and Microsoft Clarity do not load, and do not set cookies, until you click Accept. Google Analytics and Cloudflare count visits and show which pages and guides help. Microsoft Clarity shows clicks and scrolling, with anything you type hidden, so we can fix confusing pages. Google Analytics and Clarity use cookies. Cloudflare Web Analytics does not. We never send names, emails, phone numbers, addresses, messages or anything you type to these tools, we do not use them for advertising, and we do not collect health information through them. Google Analytics 4 does not store IP addresses. You can say no in the cookie bar or change your choice below. If your browser sends Global Privacy Control or Do Not Track, we do not load these tools and we do not set their cookies, even if you click Accept.
