Bunkly

The rules, in plain words.

Legal

Your own papers

This page is in English only.

Not legal advice. These terms describe how this venue works. A lawyer where you live should review anything that binds you.

  1. Free comes first, for everyone. Listing, looking, the guides, and the sheet do not cost money. A paywall is not the first thing you see. It appears only when you choose a better product, and the price is on that screen before you pay. The free way of the same job stays. Skipping it does not hide the listing. A number on a card is the poster's rent, not a fee to us. Bunklow is not a licensed firm or brokerage. We do not receive or handle rent, security deposits, or leasing fees. When you pay a third-party vendor, those funds are not paid to Bunklow. Rent, deposits, and payments between renters and owners never pass through Bunklow. Bunklow charges only for its own products (Pro tools, guides, and books) and may earn commissions from partners, as disclosed.
  2. A charge exists only when someone chooses a better-grade professional item, and only after that price is on the screen. The free version of the same job stays. Skipping the upgrade does not hide the listing and does not block the Walk, the sheet, or the search. Paying for an upgrade does not make Bunklow a landlord, a property manager, a broker, a lawyer, an inspector, an insurer, or a screening company. The upgrade is a product. It is not a certification of the place or of the person.
  3. If you use a listing, a Walk, a sheet, a lease you brought, a screening avenue, or a screening you run somewhere else, that choice is yours. We do not take that step for you, and we do not become a party because it was on this board.
  4. A step with a potential tenant is one of those choices. Screening that person is a paid business relationship, not a free tool. The owner may choose among the avenues offered. Bunklow is not the screener. We do not run the check, read the report, keep the report, score the person, or decide who may live there. The same written criteria, applied the same way to every applicant, are the owner's duty under the fair-housing rules that apply to a dwelling ad. This page does not supply those criteria. When you choose an avenue, you will be asked whether to remember that choice for later, or to use it only this time. Until you answer, nothing is remembered. A remembered choice is still your choice. It does not make Bunklow the decision.
  5. You may screen outside Bunklow, or not screen at all. That is also your decision. Bunklow is not liable for that decision: not for a missed fact, a wrong report, a fee, a delay, or a yes or a no you made from it. A sentence on your card that says you screened someone is your sentence. It is not a badge from us, and the card must not say Bunklow verified the person.
  6. You may use your own lease, rental agreement, sublease, roommate agreement, house rules, or addendum. If you do, you are responsible for it. Bunklow did not write that paper, does not review it, does not negotiate it, and does not stand behind a clause in it. We are not a party to it. A promise that exists only in your paper is between the people who sign it. If that paper breaks a law where the place sits, including fair housing, a lead disclosure, occupancy, or a local form you were required to use, that is your problem. We do not provide a lease, and we do not say that a paper you brought is enough.
  7. You may use your own inspection sheet, checklist, or condition form. If you do, you are responsible for it. Bunklow did not walk the place with you and does not adopt your sheet. Our Walk and our move-in sheet, when you use them, are a record you keep. They are not an inspection certificate, not a passing grade, and not a promise that the place is safe, legal, or fit to live in. A line you skipped, a photo you left out, or a form you brought from somewhere else is your record. We do not score the condition, we do not price the damage, and we do not label a listing Walk-verified.
  8. Using the free sheet or the Walk does not move your duties onto Bunklow. You still choose the rent, the people, and the paper. You still meet, you still look, and you still decide. The free sheet is there so you can do that job without paying us. It is not a substitute for a lawyer licensed where you live, a qualified inspector, or a screening venue.
  9. You indemnify Bunklow, its operators, and its partners against claims, losses, and costs that come from a choice you made: your listing, your own lease or other paper, your own inspection sheet, a screening avenue you chose, a screening you ran off this site, a person you accepted or turned away, or a stay that followed. We are not the landlord, the screener, or the other person in the stay. This sentence is in addition to the indemnity in the Terms, and it applies to the maximum extent the law allows. If a court will not enforce one sentence on this page, the rest of the page still applies.
  10. This page is a notice from the venue so these facts are stated in one place. It is long on purpose. It is not legal advice, it is not your lease, and it is not an inspection. A lawyer where the place sits should review any paper that binds you.
