Pest Prevention
A friendly, practical guide to keeping ants, mice, roaches and other uninvited guests out, and what to do if they find a way in.
Where to start
- Just saw a sign of pests?
Stay calm. It is nobody’s fault. See if you spot signs of pests.
- Want to keep them out?
Tick through the pest prevention checklist.
- Own the home?
Start with sealing up ahead of time.
The short version
Pests need food, water and a place to hide. Take those away, and most pests simply move on.
Store food in sealed containers, wipe up crumbs, take trash out often, fix drips, and keep clutter to a minimum.
Seal gaps around pipes, doors and windows with caulk, steel wool or metal mesh. A young mouse can fit through a gap about the size of a dime.
If you see signs of pests, take a photo and share it right away, in writing. Please don’t sweep or vacuum rodent droppings, and skip bug bombs.
Pest responsibilities vary by lease and by place, so we’d gently encourage a quick look at the rules where your home is. If you ever have questions, we would love to help.
Four simple rules
- 1Take away food
Seal food in containers, wipe up crumbs and spills, and take trash out often. No snacks, no visitors.
- 2Take away water
Fix drips and leaks, and dry sinks and tubs. Many pests can go longer without food than without water.
- 3Close the doors they use
Small gaps around pipes, doors and windows are open invitations. Sealing them is the best long-term fix.
- 4Share it early
One sighting is the best time to act. Please share any sign of pests right away, in writing.
If you spot signs of pests
- Stay calm. Pests happen in every kind of home, and acting early makes all the difference.
- Take a photo of what you see, such as the pest, droppings or damage, and note where and when.
- Share it right away, in writing, so it can be handled before it spreads.
- Remove nearby food and water sources, and store food in sealed containers.
- If you find rodent droppings, please don’t sweep or vacuum them. Wear gloves, wet them with a disinfectant, wait a few minutes, and wipe them up with paper towels.
- Help with the plan, such as preparing rooms for a treatment and sharing whether things are getting better.
“Two small droppings in the cabinet left of the stove” helps far more than “I think we have mice,” and it gets the right fix started faster.

Signs a pest may be visiting
These are common examples, not a complete list. Any of them is a good reason to share a concern right away.
- Droppings, gnaw marks, or grease marks along walls.
- Small holes in food packages, or shed skins.
- A musty odor, or scratching sounds at night.
- Trails of ants.
- Small bites or blood spots on bedding.
A young mouse can squeeze through a gap about the size of a dime. If a pencil fits through a gap, it is worth sealing.

All done. Sealing the ways in is the best long term fix.
For owners: when a pest report comes in
- Thank the person for sharing it. Early reports save everyone time, money and worry.
- Respond quickly, since many pests multiply fast.
- Consider a licensed pest professional who uses an integrated approach: inspect, seal, clean, and treat only as needed.
- Look for and seal the entry point, not just the pests you can see.
- Share any preparation steps and safety instructions in writing, well before a treatment.
- Keep records of every report, visit and treatment, and follow up to make sure the problem is gone.
